The hotel met my expectations 100%. We were a group of three friends and managed to book a room with three separate beds. The room was quite small, but the beds were very comfortable and the bathroom was clean. It had a bathtub, a sink, and a sufficient number of towels. There was also a hairdryer in the room. Since we spent the whole days exploring Edinburgh and only returned to the hotel to sleep, it was perfectly sufficient for our needs. The hotel has a swimming pool and a very well-equipped gym. Breakfasts were available for purchase — tasty and offering a wide variety of food. The reception staff was helpful. The hotel is within walking distance of Portobello Beach — about a 10–15-minute walk at a leisurely pace. Given its distance from the city centre, the price was absolutely reasonable. There’s a bus stop right by the hotel, with buses to the city centre running every 15 minutes and the ride taking around 20 minutes. If we come back, I would definitely stay here again and I recommend it to everyone.

The staff were very accommodating & friendly They even put a little fridge in the room that I requested The free pass to use the pool & spa facilities The bus stop right outside taking you in to Edinburgh, which run frequently The spacious room Having a restaurant & bar on site and the friendly & quirky waiter ( I regret not getting his name!) The building itself has character, lots of little nooks & corridors. If pre-booked the evening before then you can get breakfast for £10 per person I would visit again in a heartbeat

The room was comfortable, if basic. The staff were friendly and quite helpful. The breakfast is an additional fee, but it's a buffet style full English breakfast that is constantly being replenished.

We had a great stay and the hotel fully met our expectations. We especially appreciated staying outside the busy city centre, which made for a more relaxing experience. At night, we could keep the window open without being disturbed by any noise. Portobello Beach was just a 15-minute walk away, and getting to the city centre was easy – only about 20 minutes door-to-door by train from Brunstane Station. The family room was spacious enough for the four of us, with comfortable beds that ensured a good night’s sleep. If I visit Edinburgh again, I would definitely choose to stay here once more.

The staff at BWKings Manor were exceptional. Very helpful, friendly and polite , a definite asset to the hotel. The room was bigger than I expected from the website and I appreciated the amount of space and storage. Having a slip mat for the shower was a thoughtful extra in the bathroom. With breakfast being included I was certainly not expecting such a wide range of choices, both hot and cold and catering to all tastes. A most excellent start to a heavy day's sight seeing ! Travel into Edinburgh city was easy , with there being bus stops right outside the hotel taking us into Princes Street and a short walk to a different stop for the University area. The breakfast supervisor especially was most helpful with directions, bus numbers etc. It was a short drive to the waterfront in Portobello for an evening stroll.

The spa is amazing, very clean and with everything you could hope a spa could be! The changing rooms were very clean, with the pool being a great size to swim in. The rooms were lovely & spacious and clean. The reception staff especially were very friendly.

It did exactly what we expected. Great value accommodation outside a very expensive city but with a bus stop immediately outside allowing access into the city whilst our car remained safely parked . The breakfast was ok and plentiful and the room comfortable and the free use of the leisure facilities a bonus.thank you.

We loved this hotel for many reasons. The staff were so friendly and helpful. The breakfast had plenty of choice. We had a meal in the bistro that was absolutely spot on. The Cullen Skink was delicious, and the fish and chip supper was a super size portion. Service here, too, was very attentive. The facilities are very good, with complimentary access to the pool and wellness centre. We parked up for the duration of our stay, and used the busses to get into the city centre. £2 single per adult and less than 20 mins each way. Bus stops are right outside the hotel, too. This is definitely a place we will return to.

We stayed at the Best Western Hotel Kings Manor for over a week, and it truly felt like a home away from home. Our club room at the end of the corridor was quiet, with a lovely view of the lawn behind the hotel. The room was spacious, clean, and had a huge, comfortable bed with blackout curtains that ensured restful nights. The hotel also offers great parking and has an on-site restaurant with good options. As vegans, my partner and I were very impressed by how accommodating the breakfast staff were, preparing us a vegan breakfast every morning. The housekeeping staff were also really wonderful when we needed help. We enjoyed using the leisure club facilities, including the swimming pool, sauna, steam room, and gym. It did get a bit busy in the evenings, but overall, it was a great addition to our stay. A special mention goes to the reception staff, especially Jonathan. He provided exceptional customer service, always warm, welcoming, and happy to help us. He took a genuine interest in ensuring we had a great experience and made us feel valued and at ease. This made a huge difference in our stay at the hotel - thank you! Overall, the hotel’s eco-conscious efforts, excellent staff, and comfortable amenities made for a memorable stay. Highly recommended!
